Del Monte Forest Plan Status of Projects in 2013
After more than 20 years of planning, Pebble Beach Company began construction in June of 2013 on the Del Monte Forest Plan. In 2012, the Coastal Commission and Board of Supervisors both unanimously approved the plan, with the Coastal Commission calling it a ‘landmark’ project due to its protection for local habitat as well as its visitor-serving and public access components.

The Company is dedicating over 635 acres of native habitat conservation easements to the Del Monte Forest Conservancy. When combined with lands previously preserved by the Company, this additional 635 acre dedication will ensure that 25 percent of the Del Monte Forest will be protected forever for future generations to enjoy. The resort and residential improvements approved as part of the Del Monte Forest Plan will be built in a number of Phases over the next decade or more.
Phase I of the Del Monte Forest Plan is now complete and includes the following components:

In June 2013, the Company constructed a new ‘T’ intersection where Portola meets Stevenson to replace the inefficient branched intersection there previously.
A new 300 space parking lot across from The Inn at Spanish Bay opened in August 2013. PBC employees and guests will no longer park along Congress Road during events. Trees have been planted along the shoulder of Congress Road leading up to The Inn to prohibit parking and environmentally enhance that area. A site plan of the new parking facility is attached.
The Pebble Beach Golf Academy and Practice Facility located on the former Collins Field opened in January 2014, just in time for the AT&T Pro Am Tournament. A site plan of the new practice facility and a rendering of the new Golf Academy Building are attached.
Infrastructure for 32 new residential lots located on Poppy Hills Golf Course is complete. PBC has begun marketing some of these home sites for sale. Lot sales are being handled by Tim Allen of Coldwell Banker-Del Monte Realty. His office number is (831) 622-4622. Site plans for these two subdivision areas ‘Area F-2 and Area I-2’ are attached.
A new four-way stop controlled intersection has been constructed at the entrance to The Inn at Spanish Bay (at the intersection of Congress Road and 17-Mile Drive). A site plan of the intersection improvements is attached.
Phase II of the Del Monte Forest Plan is scheduled to begin 2015 and includes the following components to be constructed:
A roundabout and other road improvements will be constructed at the Highway 1/68/17-Mile Drive intersections outside the Highway 1 Gate in order to facilitate safer traffic flow. A conceptual site plan of the new roundabout is attached. The project is just beginning the formal design and approval process with the City of Monterey, the County of Monterey, and Caltrans, so this plan may be refined during that process. We will be monitoring the process and will update our website as needed in the future.
Additional parking will be built at The Lodge across from the Conference Center and above the banks. The parking will consist of one below-grade level and one at-grade level, and will expand parking in this area by approximately 110 spaces. A site plan will be added once plans are further developed.
The existing Lodge Conference Center will be renovated and expanded in its current location.
Future Phases of the approved Del Monte Forest Plan include the following components:
The existing Fairway One House and adjacent Beirne Residence will be demolished and replaced with a new Fairway One facility consisting of 40 hotel rooms and hospitality space. A site plan will be added once plans are further developed.
A new 20-room Lodge guest room building will be built along the right side of the 1st fairway in the area of the existing parking lot between Casa Palmero and the Morse guest room building.
Additional guest rooms and expanded meeting space are part of future plans for The Inn at Spanish Bay.
A new equestrian center is planned in the same general location as the existing center. Please note that, as of July 1, 2013, the equestrian center is now operated by the Company as part of the Pebble Beach Resorts.
A new 100-room hotel is planned for the old quarry area above the second hole of Spyglass Hill Golf Course.
An additional 58 residential lots are planned along Spyglass Golf Course (23), within the site of the existing Pebble Beach Driving Range (14), at the PBC corporation yard (10), adjacent to the equestrian center (7), and at the site of the old Collins House (4).
As a condition of the 90 residential lots approved by the County and Coastal Commission, the Company is required to develop 22.5 affordable housing units on the Monterey Peninsula or pay an in-lieu fee of $7 million to be used in the County’s discretion. The Company has filed an application to develop 24 affordable rental units in four two-story townhouse buildings in Area D, a residentially zoned area outside the coastal zone but just inside the Del Monte Forest as shown on the attached vicinity map. Priority for renting these two-level townhouse apartment units will be given to Pebble Beach Company’s 1,500 employees. The site plan for these 24 units and an elevation of the typical townhouse building are also attached. This project is just beginning the environmental and planning review process, which is expected to take a year or more to complete.
